2. Design & Pre-Construction Agreement

Invest in accuracy

Once we’re aligned, clients enter a design and pre-construction agreement. This phase may include design coordination, engineering, renderings, site investigation, and budget refinement.

A deposit is collected to cover these services and ensure your project is planned thoroughly.

1. Initial Consultation & Ballpark Budget

Early clarity, no pressure

We start with a conversation about your goals, scope, and budget expectations. Based on similar projects and our experience, we provide a realistic high-level ballpark range to help confirm alignment before moving forward.

3. Detailed Budget & Scope Review

Details

With plans and details in place, we prepare a more accurate, transparent budget. This allows you to see real costs, options, and trade-offs before committing to construction.

4. Construction Agreement

The right contract for the project

After finalizing scope and budget, we move into a construction agreement — cost-plus for complex or evolving remodels, or fixed-price for clearly defined scopes.

5. Build & Ongoing Communication

Organized, open-book construction

Throughout construction, we manage the project while maintaining clear communication and open-book accounting. For cost plus agreements, all invoices, costs, and changes are organized and easily available for review.

6. Completion & Closeout

Finish with confidence

We complete a final walkthrough, address punch-list items, and provide organized closeout documentation so you can move forward with confidence.
